*Operations Manager* Walk2Campus is looking for a full-time Operations Manager in the Conway, SC market.
The OM is responsible for managing the daily operations of the market and supervising the maintenance staff.
A great OM is customer focused, empathetic, and highly detailed.
He or she goes above and beyond to ensure the concerned student or parent receives a positive customer experience.
*Primary Responsibilities* *MANAGEMENT* · Manage maintenance and grounds staff · Meet daily with maintenance staff pertaining to work order prioritization and compliancy · Hire and train of grounds/ maintenance staff · Manage financial overhead of staff to be within company budget *OPERATIONS* · Manage property improvement and renovation projects · Maintain work order compliancy standards · Daily review of operating analytics · Develop a preventative maintenance plan to be executed · Ensure Safety Inspection completion and documentation · Walk properties twice weekly and document trash and maintenance related issues · Request market improvements to grounds and/or properties to Manager · Management of capital improvement projects, including renovations and facility upgrades · Work with VP of Construction to assist in management of select renovation projects · Vendor selection / approval for both materials, and labor (subcontractors) · Assist Property Manager as needed · Turn preparation for maintenance team · Assist in creating the turn schedule and manage maintenance team · Direct post move-out inspections · Ensure delivery of “move in ready” apartments on time · Participate in bi-weekly market meetings · Share in on call responsibilities *BUDGET* · Monitor staffing budget and hours · Monitor and work within market level maintenance, CAPEX and office budget *Our best OM’s:* - Are highly driven and self-motivated - Are great time managers – not easily distracted and enjoy planning - Are eager to help – even when the task may technically fall outside of his or her job description - Have success in building interpersonal relationships with co-workers and customers - Enjoy accountability and owning responsibility – they see tasks through to completion - Have an ability to problem solve technical issues and bring to resolution.
