Position Overview:
The New Home Sales Manager will lead a team of 6 to 8 Sales Consultants.
This includes managing, selecting, training and motivating sales agents; and managing the overall sales process and results for location.
Responsibilities:
Management of Sales:
Participate in monthly Sales Manager meetings, quarterly business operation meetings, and conferences calls as necessary.
Communicate weekly sales update to supervisor each week.
Identify opportunities to maintain consistent sales and closings.
Provide updates to deal board (open and progressing opportunities), closing board (forecasted closings, and information regarding where we are in the process), and sales plat (map of neighborhood with updates to properties within neighborhood) as needed.
Select floor plans for new starts each month when requested by supervisor.
Leadership of Sales Consultants:
Select, train, manage, and motivate Sales Agents in order to close an agreed minimum amount homes per quarter.
Conduct real-time feedback to provide continuous improvement to sales team during and/or after shadowing and role-play activities.
Coach and train agents on the best methods (as set forth by Starlight Homes training) to identify opportunities- weekly on one on coaching with each Sales Agent.
Monitor and Influence Mortgage Investments:
Manage loan officer/loan processor to ensure all mortgage files are moving.
Approve and submit all contracts and cancellations.
Manage Office Sales Operations:
Prepare and distribute office schedule each month.
Update and distribute price list as scheduled.
Qualifications:
Bachelor’s degree preferred.
At least 3 years of managing and leading sales teams.
At least 3 years of direct selling experience.
Valid Driver’s License required.
